The Most Important Decision You Will Make
A home inspection is also a good idea if you are going to put your house on the
market. Pre-listing inspections allow a seller to see their home through the eyes
of a critical third party. The seller will have time to get a reasonably priced
contractor or make repairs themselves, if qualified. Defects won't become
negotiating stumbling blocks later. A report that contains photographs well
documents the condition of the home and the homes major components at the
time of the inspection. This documentation may prove valuable if the buyer's
attempt to claim the seller did not disclose a known issue in the seller's
disclosure statement. It also reduces the seller's liability by adding professional
supporting documents to their disclosure statement. The seller obtaining a
pre-listing inspection may encourage the buyer to waive the inspection
contingency.


Buying a home is one of the most important purchases you will make in your
lifetime. A professional home inspection will help you gain valuable knowledge
about a home's condition prior to purchase. When problems or symptoms of
problems are found, a home inspector will recommend further evaluation or
remedies or reveal dangers that may be present in the home. A home inspector
may also offer maintenance suggestions that can prolong the life of operating
systems such as heating and cooling systems.

By nature, a home inspection can be invasive. Not many home buyers ask a
seller if they can go into the attic, climb on the roof or get into the crawl space.

purchase.
Phased Construction Inspections:

Home buyers having their home constructed often times may not understand the
different aspects of construction. We recommend phased construction
inspections conducted at different phases of the construction process. Having

independent, unbiased guidance for you to ensure your dream home is built to
your standards. We recommend construction inspections at these stages:
 | | Prior to the pour of the foundation - to verify the amount of rebar that |
| | has been tied into the foundation and to verify the location of the foundation drains.

 | | Prior to the drywall being hung - to make sure none of interior framing |
| | has been improperly cut for plumbing or HVAC components.

 | | After the interior has been finished - to confirm the paint, baseboards & |
| | trim work is free of flaws.

 | | Grading & drainage review - to ensure the grade of the yard is such that |
| | water drains away from the home and that all downspouts are "daylighted" and drain properly.

 | | Final inspection - a final, overall inspection of the entire home, inside |
| | and out, prior to you making that final payment and releasing your contractor.

 | | Radon test - A radon test should be conducted on every home; even |
| | those built with a radon mitigation system.
